What is Elk Creek?
Elk Creek is an 18+ acre mountain style residential development which will consist of 36 Adirondack style town homes and 12 upper mountain residential lots.

Where is Elk Creek located?
Elk Creek is located in Banner Elk, North Carolina, approximately one mile from downtown shopping, restaurants and boutiques and minutes from the two largest ski mountains south of New England (Sugar and Beech Mountains). It is also close to Boone, Blowing Rock and convenient to several major airports.

Why should I buy at Elk Creek and not at another project?
We believe when you do your research and compare our pricing, the size of our lots and the size and quality of finish of our town homes, you will see the tremendous value at Elk Creek. Additionally, unlike some of our competitors, we have gone to great lengths to preserve nature. Whenever possible we have turned the roads and buildings to avoid and maintain large trees, the trout creek and the natural landscaping. We wanted the style and placement of our project to blend with its surroundings. Elk Creek is designed, “the way North Carolina was meant to be”.

What are the area attractions?
There are really too many to name. Within minutes, you can be at the largest ski mountains south of New England (Sugar and Beech Mountains). In the immediate area are several golf courses, world class whitewater rafting, trout fishing, hiking, canoeing, horseback riding, 4-wheeling and gem mining. You are one mile from downtown Banner Elk, with boutiques, fine dining, coffee shops and sports bars. You can be in Boone and Blowing Rock within 20 minutes for more shopping, restaurants, movies and attractions. Additionally, every weekend seems to have festivals for music, crafts, food or to just celebrate the seasons. There is truly something for everyone regardless of age or interest. Is there a homeowners association for Elk Creek?
Yes, a homeowners association (HOA) has been established, with specific rules and regulations for the ongoing maintenance of town homes and the residential lots. The HOA will eventually be responsible for the maintenance of the common areas. During the development phase of the project the HOA will be operated by the developer and the developer will subsidize the operating budget for the HOA to ensure that the common areas are properly maintained.

On the residential lots can I choose my own builder?
Yes, however in order to protect long term values and the integrity of Elk Creek, the developer and the architectural review board (pursuant to the covenants and restrictions) have established certain standards to make sure that any improvements made are consistent with quality mountain and Adirondack architectural styles.

Is there a minimum home size I must build?
Yes, in order to protect the values in the community we have established minimum square footage requirements. A one story home must be at least 1800 square feet heated and a two story home must be at least 2500 square feet heated (with a minimum first floor area of 1300 square feet heated).

Is there a time requirement in which house construction must start?
No, there is no requirement that construction start at a particular time after closing.

Is there a restriction on the resale of property?
No, any property owner has the right to sell their property at any time, at any price of their choosing. However, no “for sale” signs will be allowed on the property or on the improvements. Any real estate agent will be allowed to show the property and will have reasonable access to do so.

Can town homes and houses be rented out?
Yes, we understand for many people this will be a “second” home. As you are aware the area is a very popular vacation spot for all four seasons and is a viable rental property. There are a number of local companies that specialize in handling all aspects of renting your second home. For many owners this becomes a very nice income producer.

When will the town homes and home sites be available?
We are taking reservations now. As the project is being phased and platted, depending upon where you purchase, you may be able to close as soon as 3 months and as far out as 12 months. Please consult with our representative for these specifics.

What do I need to do to reserve a town home or a lot?
We provide you with a reservation agreement, which you fill out and return with a 5% deposit. You can “hold” the property for 14 days risk free to do your “homework”. After 14 days if you wish to proceed, we will provide you with a standard form contract for you to review and execute. We keep you informed throughout the construction process, emailing you pictures and providing you with a timeline on your property, right up until the day of closing.

Do I have to join a private club or recreation center and are there dues?
No, with all of the area golf courses, clubhouses, spas, etc. within minutes of your front door, there are plenty of options for the homeowner without having to burden you with exorbitant fees for maintaining and staffing a clubhouse on premises, which almost never gets used.

Is there cable television?
Yes, cable and high speed internet will be available.

Are pets allowed?
Yes, common domestic pets such as dogs, cats, birds are allowed. No breeding or raising of livestock is allowed within the property.

Who are the developers?
The developers of Elk Creek are KMH Banner Elk LLC, which consists of Richard Hagman, Ken Muller and Ron Kent, who combine for over 50 years experience developing both residential as well as commercial properties in North Carolina and Florida. Their other North Carolina properties are the residential developments of River's Edge and Hawks Crossing.
